Two New Urban Centres for Ljubljana

Emonika City Center and Tobačna City will change the face of the city.
Plans include the construction of the 100,000 m2 Technology Park Ljubljana, co-founded by EU, to be finished by the end of 2007, a new sport park with a football stadium and sports hall scheduled to open in 2008, and the construction of some 50,000 new apartments in and around the capital in the next twenty years. In order to meet the growing activity in and around the city of Ljubljana, several underground parking garages are planned in the centre as well as in the other parts of Ljubljana. These parking facilities are due to be opened in 2009. In addition, the accessibility of the city will be improved by several projects, among which is the construction of a new railway station.
TriGránit, which won the international tender in 2005, is developing the biggest real estate project in Slovenia, Emonika City Center, together with Municipality of Ljubljana, the holding company of Slovenian Railways and the Public Agency for Railway Transport. The contract between the municipality and Trigránit was signed in August and, according to Csaba Toth, TriGránit general manager, the construction of the 120,000 m2 facility is likely to start in fall 2008 and be completed by spring 2010. The estimated worth of project is EUR 250m.
The project is located around the main railway station which is the busiest part of the city for public transportation and traffic. Emonika City Center will serve as a living connection above and under the railway tracks that have divided the city for centuries. A new bus station and an underground railway station hall will serve the needs of the passengers. The combination of a landmark office tower, a shopping and entertainment center, a business hotel and an apartment tower provides the city with the place to meet, to live, to work and to be entertained.
In the first phase of the project, which is to be finished in 2009, a new bus station, shopping and entertainment facilities, a hotel with 160 rooms and an elite residential condominium with 140 units are planned. Part of the center will include a convention center, restaurants and fitness studio. The 2,500 parking spaces are spread both horizontally and vertically around the project on four levels of underground parking, assuring quick and efficient access to all functions of the project. The second phase will be finished in 2010 and will include new railway station.
Another major project is Tobačna City, which will be built by Imos. It will be built on the grounds of a former tobacco factory and is currently in the phase of planning and preparation of detailed spatial plan for the Municipality.
“Construction is likely to begin in 2009 and different phases of the project are expected to be completed in 2016,” explained Mitja Majnik sales director at Imos.
Tobačna City will be like a small city situated in the north part of the tobacco factory area, while the south side will preserve some of the existing historic architecture. Nine modern towers with a total of 65,000 m2 are planned, containing business and services, apartments and entertainment facilities. This will place Tobačna City among the leading areas of Ljubljana,” believes Majnik.
